Revitalization of an 81-Room Hotel by Greg Clark: A $3.65 Million Project in Eureka Springs, Arkansas
Greg Clark, a 33-year-old business owner, has initiated a significant renovation effort to convert an outdated 81-room hotel into a contemporary lodging establishment. Clark acquired the forsaken property for $2.55 million and set aside $1.1 million for improvements, which encompass furniture, fixtures, and equipment (FF&E). He aims to unveil the refurbished hotel, aptly called Hotel Expedition, by Christmas 2026.
The Historical and Architectural Background
Differing from the charming Victorian inns that characterize Eureka Springs, this building possesses a distinct allure as a former Holiday Inn Holidome from 1993. Holidomes gained popularity in their era, featuring an indoor pool atrium flanked by guest rooms — a design intended for convenience regardless of weather conditions. The modular concrete block structure mirrors contemporary modular architecture, offering uniform room dimensions and improved sound insulation.
The Renovation Hurdle
In spite of its distinctive charm, the hotel necessitates comprehensive upgrades owing to years of neglected maintenance. The renovation touches vital systems like HVAC, septic, roofing, along with features such as the lobby, pool, hot tub, and elevator. Clark has chosen to reside on the premises during the renovations, allowing him to closely monitor the project and effectively manage expenses. The limitations of the structure and the large volume of rooms further escalate renovation costs. Minor enhancements throughout all rooms rapidly accumulate, highlighting why operator focus frequently targets per-key expenses.
A Prime Location
Located in the burgeoning area of Eureka Springs in the Ozarks, the hotel benefits from a rise in local tourism. With its nearness to historic sites, picturesque drives, and distinctive dining options, Clark is hopeful about the stream of visitors that will occupy the hotel’s ample capacity.
Vision for the Future
Clark perceives Hotel Expedition as the second project in his ambitious scheme to launch ten carefully curated hotels over a span of seven years. This initiative follows his initial property acquisition near Yellowstone in Montana, which, although not yet financially profitable, validated his hospitality vision. The upgraded amenities at Hotel Expedition feature a spa, morning yoga, poolside movie nights, and more, with accommodation rates ranging from $110 to $380 depending on the season and events.
Through his journey from modest beginnings reselling used tires to a thriving endeavor in real estate, Clark’s narrative embodies resilience and grit. By documenting his progress on social media platforms, he is motivating millions with his ongoing renovation adventure and grand aspiration to transform historic hospitality.
